All of San Diego’s First-Time Home Buyer Programs Finally Assembled In One Place

 For the first time, all home buyer assistance programs have been assembled and diagramed in one easy-to-follow format on the Internet.

San Diego, CA October 20, 2007  –  A San Diego loan officer has compiled the first publicly available list of all of the major first-time home buyer financial assistance programs in San Diego County.

Loan Officer Mark Harmon has created a web site with a section that lists each of the major financial assistance program in San Diego County and a detailed description of each program.

During the creation of this section of the web site, the greatest emphasis was placed on ease of use and understandability. Viewers of this section of the site will be able to quickly determine what programs they qualify for and what each program provides.

The list of programs is in a bullet-point format. The programs are divided up into three categories: federal programs, San Diego City programs, and local programs. Each program listed contains a link to a one-page, bullet-point description of that program.

The description of each program contains the following information:
(1) How much money each program provides;
(2) What are the program’s interest rate and terms; (3) In what areas can the program be used;
(4) What are the program’s minimum credit requirements;
(5) What are the program’s maximum income limits;
(6) Does this income limit represent the combined income of every adult in the entire household or just those will be on the mortgage;
(7) What types of properties can be financed with each program;
(8) Are any professions such as teachers are given special lending terms and conditions;
(9) How much liquid assets must remain in reserve following the transaction;
(10) Are any home buyer education courses are mandated be each program:
(11) What other programs can be combined with each program;
(12) What amount of seller financing each program allows;
(13) Is there any forgiven of interest or principal during the loan’s term;
(14) Are loan payments are deferred for the entire life of the loan or for a fixed period at the beginning of the loan’s term;
(15) Who sponsors the program; 
(16) Whether the program requires any recapture of capital gain upon the sale of the property by the borrower.

The web site also provides a unique qualifying chart that allows a first-time home buyer to determine the amount of financing available given the buyer’s income, available down payment, and monthly consumer debt. The chart is based upon using only CalHFA financing and down payment, if available.
